Financial Analysis

The first step in selling your home is determining the amount of money that is required to pay off your remaining debt and meet your required rate of return.

Our team will conduct a comparable market analysis to determine the value of your home and ensure that the market can yield enough to meet your required net return.

Property Pricing

Once we verify the amount that the current market could yield, we will suggest a sales price based on our comparable analysis. In pricing your property, we don’t simply consider recent sales in the area, but even more importantly, we evaluate what is currently available. Along with our price recommendation, we will provide suggestions as to how we could potentially exceed the sales price recommended.

Administrative Organization

In protecting you against future liabilities, we will help you go through all pertinent documents needed. Once all documents are in order, we will help disclose to potential buyers any details that may impact the value of the sale, in accordance with the Quebec Civil code.

Prepping Your Property

Once a Sales price is determined, we will form a strategy to get your property listed at its full potential. If necessary, we will coordinate a staging of the property to ensure that our marketing content is visually captivating to potential buyers. The goal of this stage is to get the home ready for visits.

Visits

All property visits will be handled by our brokerage team, who will ensure professional communication and guidance. We are committed to the interests of our clients and will go to the necessary lengths to ensure that we are being diligent in our professional activities. In the age of COVID-19, we have the technology in place to perform virtual visits and we cater to our clients by complying with hygiene and social distancing measures issued by public health authorities.

Contract signing

In this stage, we will also verify that all necessary disclosures and pertinent documents have been submitted to the buyer before finalizing the transaction.

Home inspection

A Ramfeld team member will be present during the property inspection to ensure that questions are responded to correctly and informatively, to the best of our knowledge.

Notary Signing

The Deed of Sale represents the last stage before transferring title ownership to the buying party. From the start of the selling process, our broker records, organizes, and submits all necessary documentation so that the notary transaction is as smooth as can be.
